It’s centered loosely around Orinda Country Club, a private golf/swim/tennis club founded in 1924; people often ask me, but no — club membership does not come with owning the properties. I’ve heard the club was positioned here because there’s a warm microclimate, and I think that’s true, but summer nights are cool. Housing stock is eclectic: there are some lovely 1920s Spanish-style haciendas, some tiny and some turned into mansions; up the hills where Las Vegas winds around you’ll find some 1940s cottages; there are also many terrific Mid-Century Moderns (again, both tiny and mansion). The terrain is hilly and largely south-facing, so lots of bright houses with views and terraced yards, sometimes with pools and a bit of lawn. Most of these houses are in the Wagner Ranch Elementary School zone, though the Las Vegas area can fall into the Sleepy Hollow zone.* Many properties are just 5 minutes from the freeway and BART.
 
*To determine with certainty which schools a particular house is affiliated with, do TWO things: go to the Orinda Union School District website and use the School Site Locator, entering the exact address of the property in question. Then (IMPORTANT), a phone that school directly and ask about space availability in the grade your child will enter.
