Welcome to El Toyonal
This is one vast hillside with the El Toyonal road winding through it. Properties are mostly on sloping land, so there are fewer (but some) flat yards, and there are often nice views. Temps are cooler here, with heavy nighttime fog in the summer. The housing stock is eclectic: you’ll find 1940s cottages, which were built by city slickers and Cal professors looking for summer retreats; you’ll find small ranchers from the ‘50s and ‘60s, and some groovy 1970s architecture. Prices range dramatically. Most of these houses are in the Wagner Ranch Elementary School zone.* From the top of El Toyonal you can connect with Grizzly Peak Blvd to drop down into Berkeley if that’s your commute.
*To determine with certainty which schools a particular house is affiliated with, do TWO things: go to the Orinda Union School District website and use the School Site Locator, entering the exact address of the property in question. Then (IMPORTANT), a phone that school directly and ask about space availability in the grade your child will enter.
