I usually call this the back side of Orinda: it is 10+ minutes from the freeway, but you feel a hundred miles from town. The houses are eclectic, with many dating from the ‘80s and ‘90s. Many were developed with spaciousness in mind, so 5,000 square feet isn’t unusual. The terrain is hilly, so houses have views but fewer flat yards; others are in shady hollows with New England stylings and mature trees. This is a great area for privacy, wildlife, and total quiet. Most of these houses are in the Sleepy Hollow Elementary School zone.*
*To determine with certainty which schools a particular house is affiliated with, do TWO things: go to the Orinda Union School District website and use the School Site Locator, entering the exact address of the property in question. Then (IMPORTANT), a phone that school directly and ask about space availability in the grade your child will enter.
