This is the hill against which Orinda Town (the movie theater marquee side) is nestled; some houses are walk-to-town and walk-to-BART. It’s a mix of cozy 1950s bungalows and glorious Mid-Century Moderns; mixed in among them are houses in original condition the fixers and handyman specials that can be a great opportunity for getting a toehold in the Orinda market and building equity. Properties facing west can be windy. Prices range, depending on view and possible freeway noise, but you’ll find many starter homes. Most of these houses are in the Wagner Ranch Elementary School zone.*

Then (IMPORTANT), a phone that school directly and ask about space availability in the grade your child will enter.
